The Reserve at Gearhart Special Purchase Programs

At The Reserve, we understand that every purchaser's needs are different; so we’ve put together a variety of special purchase programs to suit your needs.


Program #1: Early Season Pricing

The Reserve at Gearhart has released ten additional homesites for sale to be offered in addition to the current Phase 1 homesites available. These are Homesite Numbers 1, 30, 46, 47, 57, 62, 67, 83, 89, and 90. These homesites are priced from $119,900 - $179,900 for the interior Lots and $159,900 - $199,900 for perimeter Lots. Programs #2, #3, and #4 below do not apply to any of these additional Lots.


Program #2: Multiple Purchases

The Reserve at Gearhart has authorized a Multiple Purchase Program to be available to individual purchasers and investors.

  1. Two (2) homesites purchased and closed on same date – 5% reduction off listed price on both homesites.
  2. Three (3) homesites purchased and closed on same date – 7.5% reduction off listed price of all three (3) homesites.
  3. Four (4) or more homesites purchased and closed on same date – 10% reduction off listed price of all four (4) homesites.

Program #3:  Design/Permit Fee Contribution

The Reserve at Gearhart desires to encourage a wide range of custom, traditionally styled homes in the community designed by professional architects specifically to fit this wonderful neighborhood. For buyers wishing to commission the design of such a home, The Reserve at Gearhart will reimburse that purchaser upon Building Permit issuance for architectural, engineering, and permit fees associated with such work in an amount up to 7.5% of the purchase price of the homesite.

Requirements:

  1. The Reserve at Gearhart must approve the architectural firm in advance, in writing.
  2. The completed plan must be approved by the Architectural Control Committee.
  3. Building Permit must be issued within 18 months after closing on the homesite.
  4. Homesite sale price was at the listed price.
  5. Applies to perimeter homesites only, Lot Numbers, 1 thru 67.

Program #4:  Deferred Closing

Purchase 1 homesite for closing within 60 days after mutual acceptance and 1 homesite for deferred closing up to one (1) year after the first closing. The 5% multiple purchase discounts shall apply to both homesites, payable upon the date of the second closing so long as that closing date is within one (1) year of the first closing.

Requirements:

  1. A $10,000 (ten Thousand Dollar) Earnest Money deposit must be made to Ticor Title for both homesites within 3 days after mutual acceptance.
  2. First homesite must close within 60 days after mutual acceptance.
  3. Second homesite must close within one year after the closing of the first homesite.
  4. Failure to close on the second homesite per contract shall cause forfeiture of Earnest Money.

THESE LIMITED TIME PROGRAMS MAY BE CANCELLED AT ANY TIME AND MAY NOT BE COMBINED WITH ANY OTHER PROMOTIONAL, SPECIAL OFFERS OR INCENTIVE PROGRAMS AVAILABLE CONCERNING HOMESITES IN THE RESERVE AT GEARHART

 

The Multiple Purchase Program, Deferred Closing and Design/Permit Fee Contribution Programs are available through September 30, 2008. An Earnest Money deposit of Ten Thousand Dollars ($10,000.00) is required for each homesite to be purchased and the sale must close within 60 days after mutual acceptance. These programs do not apply to Program # 1, the three Winter Advantage prices described above, nor can they be combined in any way.
